In the role of the Southwest Region Right of Way Lead, we'll count on you to coordinate with the Right of Way Cross Sector Director and works cooperatively with the Business Group Right of Way Directors and Business Class Area Program Managers, drives program development from a service line or client management perspective, and makes sure we are "doing the right things right". Oversee delivery of our Practice-specific services and deliverables to meet client expectations to build and grow the right of way practice. Other ideas to incorporate into this role as you are able include:
- Build and retain strong relationships with Right of Way Staff, Project Managers, and Client Development Managers throughout Southwest Region.
- Maintain appropriate QA/QC procedures and best practices.
- Strong project management skills.
- Actively participate in projects or manage projects to meet assigned utilization rate.
- Prioritize Right of Way activities across Southwest Region to best implement Market Sector and Business Group objectives.
- Manage staff workloads and make recommendations for adjustments as needed.
- Collaborate with Project Managers, Practice Leads and other Areas to identify work sharing opportunities to utilize regional resources in Southwest Region or loan labor from Southwest region to other areas.
- Manage Right of Way training and licensing requirements and identify opportunities for continuing education.
- Develop a Right of Way mentoring and employee advancement process to advance staff in conjunction with Right of Way Cross Sector Director and Right of Way Business Group Directors and other Right of Way leads.
- Champion opportunities to grow the Right of Way practice.
- Support Area pursuits and actively participate in proposal development.
- Verify resumes, project examples, and other marketing materials up to date.
- Identify project needs and recruit professionals to join HDR team.
- Demonstrate "can-do" problem solver approach to colleagues and clients.
You possess the following traits which make you a great fit for this role:
- A broad-based range of Right of Way experience across business groups and diverse markets with both an understanding of Uniform Act and alternative procedures.
- Proven ability to manage projects effectively.
- Demonstrated ability to manage a large program and staff working in multiple locations.
- Ability to build, effective implement and manage training programs; workload and staffing plans; marketing plans and proposal preparation and business group budgets.
- Effective communication and interpersonal skills with staff, clients, peers and local, regional and global management.
- Ability to lead a large group while maintaining individual utilization rate.
Preferred Qualifications
- Minimum 10 years of experience with right of way services including acquisition, appraisal, property management and relocation.
- Real Estate license or Broker license (or ability to quickly obtain such license within 3 month) when it is a regulatory requirement.
- Applicant must be familiar with various types of public project Right of Way rules and regulations as they pertain to the acquisition of rights of way.
- Position requires ability to develop and maintain excellent relationships with existing and potential clients.
- Strong communication and presentation skills.
- Proven ability to deal effectively with team members and property owners on very large schedule driven projects.
- Ability to motivate and manage staff on several concurrent projects
- Proficiency with technology tools such as Outlook and the MS Office suite of tools.
- Strong decision making and leadership skills.
- Preference given to IRWA SR/WA designation, Licensed Real Estate Agent or other similar designations that directly apply to defined job duties.
